• Reserve your rental as early as possible. Rental schedules generally become available twelve months in advance (or in September just after Summer ends). Many families book their Summer rental homes during Winter holiday get-togethers. Book before these holidays for best selection.

May, September, and October offer pleasant temperatures, less crowded beaches, and greatly reduced traffic. Many vacationers use this method to reserve larger homes, or to reserve a beach front vacation rental that would otherwise be unavailable during June, July, and August.
• Active Duty and veterans of the US Armed forces may qualify for special discounts. Be sure to ask your prospective property manager or host if your family qualifies for a price reduction.
• Property managers often offer guests an option to buy vacation insurance protection. Trip insurance, which usually will cost you between 1% - 5% of the stay price, offers visitors reimbursement of costs for any missed trip time as a result of personal medical-related issues or weather disasters, as well as ensuing additional evacuation costs, such as an unexpected hotel stay or extra gas expenses. Trip insurance might be a a life-saver if the unforeseen occurs. Ask the property owner for additional information.

• Get the property manager's contact number and entry/exit procedures for your rental home.
• Hosts are great sources of help! Don't be shy to ask questions before, during, or after your stay.
• Lock your vacation home while you are out. Keep your property safe!
• Document any damages to the property during check in, and immediately e-mail them to the owner. We especially recommend e-mails and text messages, as they usually contain time stamps that can be useful if damages are attributed to your stay.
• Be respectful of your neighbors. Frequently, nearby homes are occupied by local residents. Respecting noise limits and parking rules is the right thing to do.
• Speaking of neighbors... Ask a local! Residents can usually point you in the right direction. Who better to ask where to charter a fishing boat, have a great night out, or the best spots for crabbing?
• Just before checking out, take a final walk-through to confirm you did not leave anything behind. Re-check closets, dressers, garages, and bathrooms for hidden items. Clean the refrigerator and take any leftovers home.
• Go through the property one final time and keep an eye out for any damage. We suggest walking through with the property manager whenever you can (often this isn't possible). If the manager is not available, ensure that you take video of the rental to record its condition at check-out.
• Did your group have a great stay? Most rental management companies make it easy for clients to provide reviews. If your rental property and/or property management company was terrific, they would love to hear about it. If anything was defective and they failed to fix it in a reasonable manner, or if the vacation rental wasn't as described, you'll want to make it a point as part of your comments.
