This striking brand-new home for 2024 has vistas of the intracoastal waterway and is only a short walk to the beach! Your family will make many fond memories in this luxury 5 bedroom, 5 ½ bathroom home. The top floor features a huge, open floor plan great room adjacent to the brand new, well-equipped gourmet kitchen. The middle floor will host a family game nighttime of your dreams in the gameroom with wet bar, featuring arcade games and shuffleboard. In addition, the ground floor features an enormous outdoor living space by the pool and hot tub, including The Salty Dog Tiki Bar, gas grille, outdoor ping pong table, pool basketball, pool volleyball, cornhole, pool toys, etc.... The kitchen dining area conveniently accommodates 12, with 8 at the dining table and 4 bar stools at the kitchen island. An additional 8 can be seated at the cast aluminum outdoor dining table on the enormous deck outside of the kitchen.

Each of the five bedrooms will ensure a sound nighttime's sleep after playing all day, with brand-new orthopedic beds, Egyptian cotton sheets, and comfortable pillows. All bedrooms have en suite bathrooms and private access to an outdoor deck with rocking chairs for calming and catching the sunrise or sunset. There are two master bedrooms with king sized beds and two additional bedrooms with queen beds. The final bedroom can accommodate up to 6 with two sets of bunk beds (each with a full sized bed on the bottom and twin on top). The gameroom has a pullout adore seat with full-size gel foam bed (very comfortable!) that sleeps 2 adults.

No need to pack linens or towels for your dream vacation - all linens, bath towels and even beach towels are included for your convenience!

On bright, sunny days you can appreciate charming Ocean Isle beach, less than a 5 min. walk away (or 1 min. if you choose to rent a golf cart) . 13 Beach chairs are available for your use, as well as 6 new bicycles to use to discover the island. Or, if you feel like staying close to home, challenge your friends to a friendly game of pool volleyball, pool basketball, ping pong, shuffleboard, corn hole or arcade games. Beach and pool toys galore are included in the pool storage room (including a bocce set and paddle ball). There's even a nice collapsible wagon for your use when walking to the beach!

If you encounter a rainy day, you can still have fun! Each bedroom, great room, gameroom, and even the Salty Dog Tiki Bar have Samsung intelligent TVs where you can watch your favorite shows or catch a game. In addition to the shuffleboard and arcade game, the gameroom also contains board games, books and puzzles for your enjoyment.

**Please note: during peak season (May 25 through August 30), check in and check out is only on Saturdays (7 day minimum stay).
**Pool heating is an additional charge per nighttime with a 3 nighttime minimum. If you would like pool heating please let us know at the time of booking or at least 30 days prior to your stay. November through February, pool heating is not available. The rest of the year is $100 per nighttime.
**Please note there are 2 outdoor security cameras located on the front of the home for security purposes only.
**Sorry, no family pets allowed.
**Absolutely no smoking or vaping allowed in the home or anywhere on the property.
** Must be at least 23 years old to rent.

PROPERTY RULES:
1. No smoking is allowed anywhere on the property (including the pool area and driveways): This includes the use of tobacco, cannabis, e-cigarettes, cigars, pipes, vaping, etc. Smoking on the premises will result in immediate termination of occupancy without refund and is subject to a $500 cleaning fine.

2. Absolutely no home events are allowed. Should a home event occur at the property, occupancy will be terminated without refund and a $500 fine will be imposed.

3. Do not spray sunscreen inside the home. A cleaning fee may be incurred to remove spray sunscreen from walls, floors, or other items.

4. Pillows, sheets, towels, comforters, and blankets are supplied by the owner. If any are damaged or destroyed a deduction from the security deposit will be taken for replacement of damaged items. Make-up should be removed prior to using pillows or linens. Black make-up removal cloths are supplied.

5. Locked closets are the property of the owner and are not to be opened under any conditions.

6. Fireworks are illegal in North Carolina. Violators on the property will be subject to a $500 fine.

7. No mobile sleeping units (such as campers or RVs) can be parked or used at the home for any purpose, including sleeping, cooking or for any other use.

8. The owner will make all reasonable efforts to keep all equipment and appliances in good repair. When the tenant checks in and during their stay, if anything is discovered to not be working, the owner must be notified immediately. There will be no refunds given due to the malfunctioning or breakdown of appliances, air conditioning, T.V.s, or any other property equipment or services. Repairs or replacements will be made as quickly as possible.

9. Tenants are not allowed to have commercial cars, jet ski storage, trailers, boats, or sizable barbeque equipment on the property.

10. Tenants will not adjust refrigerator settings. When filling a refrigerator full of warm items, it takes 24-48 hours to adjust back to normal. Setting it at a colder temperature will strain the refrigerator. Please give the refrigerator a chance to adjust before calling to report a problem.

11. Check-in time is 3:00 p.m. Eastern US. No tenant is allowed in the home before 3:00 p.m. unless previous arrangements have been made with the owner.

12. When using the elevator, always carry a cell phone in the event of an emergency or equipment failure. Kids are not allowed to use the elevator without parental supervision.

13. Security device interference: Please do not tamper with or remove the approved and appropriately disclosed security and monitoring devices on the front of the home.

14. Jumping from balconies into the pool is stringently prohibited. Balconies are to be used for their intended use only.

15. Please use only plastic drinkware at the pool - NO GLASS! There are plastic wine glasses, beer mugs and rocks glasses in the kitchen modest left-side cabinet and in the game room cabinets above the sink.

16. There is a strict no-pet policy. If a pet is found on the property, the tenant will be immediately evicted and forfeit their security deposit.

17. Departure:

a. Before leaving, straighten up and ensure everything is in order as you found it upon arrival. Make sure to collect all your belongings prior to departure. Close and lock every door and window, and make sure all appliances are turned off (except the fridges). Make sure all dishes are clean: load and run the dishwasher prior to leaving (it is not necessary to empty it). Remove all trash and recyclables from the home and place in the proper cans under the front stairs. Failure to remove trash from the unit will result in additional costs.

b. Please set the unit to 75 degrees upon departure (on both thermostats). During winter months, set the heat to 60 degrees.

c. Check out time is 9:00 am Eastern US, which is FIRM. Nobody is to be in the home or on the property after 9:00 am unless prior arrangements have been made with the owner. Tenants will be charged $200 per hour for any violation of this rule.

d. If the tenant has used the gas grille, it is their responsibility to clean it prior to departure. If the grille is not cleaned upon departure there will be an additional fee.
